GSA recently issued two information requests from the commercial real estate industry and others to redevelop Federal Triangle South, including a request for information from the development community on exchanging the old FBI headquarters for a new, consolidated headquarters.

It said the exchange would replace a 2.4 million square foot outdated, overcrowded J. Edgar Hoover building on Pennsylvania Avenue with another structure somewhere in the National Capital Region. It’s just one of many structures in Federal Triangle South that represent a significant challenge and opportunity for both GSA and the agencies that occupy them, Tangherlini said.

He said that the FAA buildings, while they are in comparatively good shape, remain ill equipped for the needs of a 21st century government agency and that despite a $20 million investment to a single floor in the Orville Wright building, such investment is not sustainable and that “we have to try something else.”

Also important is working with industry to develop federal office space with the needs of local economies and neighborhoods in mind. Tangherlini cited the ATF building that now houses 40,000 workers a day and is home to 200,000 square feet of retail, two hotels, and 2,700 residential units as an example.
