When you make your mortgage payments, you may run into problems with a lender that fails to post payments until they are officially past due, even though you sent in your payment on time. Then you’ll owe substantial late fees.

In this situation, your first line of defense is to complain. Many lender will forgive first-time offenders.

Subsequently, get a confirmation of delivery from the post office, UPS, Fed Ex, etc. That will prove the payment came in on time.

An even better idea is to arrange for regular mortgage payments to be made electronically. That is, have a fixed amount sent from your bank account to your lender each month.

With this arrangement, you’ll never have to worry about a late or a forgotten payment–or about a hassle with your lender. Even when you are traveling away from home, your mortgage payments will arrive on time.
